Our part in your claim

We're your roofer, not your adjuster

Your insurer decides what's covered. Our job is to make sure they're deciding with the full picture.

  • Free inspection first — so you know whether a claim is even worth filing.
  • Photo documentation — every hail hit, lifted shingle, and damaged vent, measured and labeled.
  • On the roof with your adjuster — we point out what we found, in person.
  • A written scope — line by line, so you can compare it with your insurer's estimate.
  • Completion paperwork — the final invoice and photos your insurer needs to release the rest of your payout.

What stays with you: filing the claim, talking coverage with your insurer, and your deductible.

Three things to do in the first 48 hours

1. Stop the water

If it's leaking, call us for a tarp. Your policy expects you to prevent further damage — keep the receipt, it's usually part of the claim.

Emergency roof repair →

2. Write down the date

Note the storm date and take ground-level photos: dented gutters, torn screens, hail on the lawn. Stay off the roof — that part's ours.

3. Inspect before you file

A claim for damage below your deductible pays nothing and still goes on your record. Find out where you stand first.

The claim, step by step

From storm to finished roof

1

Free inspection

We get on the roof, photograph the damage, and tell you plainly: claim, simple repair, or nothing to worry about.

2

You file the claim

One call or a few taps in your insurer's app. You'll get a claim number and an adjuster appointment.

3

Adjuster meeting

Send us the date. We meet your adjuster on the roof and walk them through what we documented.

4

Compare the numbers

Your insurer sends its estimate. We check it against our scope and flag anything missing for you to raise.

5

First check arrives

On most policies the first payment covers the roof's depreciated value, minus your deductible. That gets work scheduled.

6

We replace the roof

Most homes take one to two days. You pick the shingle and color; we handle tear-off, install, and cleanup.

7

Final paperwork

We give you the final invoice and completion photos. You send them in, and your insurer releases the held-back depreciation.

8

Warranty in hand

You get your warranty documents — and a local roofer who will still be here if you ever need them.

What you'll actually receive

Why roof claims usually pay in two checks

Replacement cost (RCV)

Pays for a new roof minus your deductible — but in two parts. The second check comes after the work is done and documented.

How the two checks work →

Actual cash value (ACV)

Pays what your old roof was worth, not what a new one costs. Many Texas insurers move roofs to ACV at 10–15 years old.

Check which one you have →

Your deductible

Often 1–2% of your home's insured value on newer Texas policies, not a flat amount. It's always yours to pay.

Three offers to walk away from

"We'll cover your deductible"

Illegal in Texas for the roofer to offer, and it can put your whole claim at risk. A legitimate invoice always shows the deductible as yours.

"Just sign here so we can inspect"

Read it first. Some door-knockers slip in a contract or an assignment of benefits that hands them your claim. Our inspection needs no signature.

"We'll handle your insurance company"

A roofer can't negotiate your claim in Texas — only you or a licensed public adjuster can. Anyone promising otherwise is cutting a corner already.

Common questions

Roof insurance claim FAQs

What does Sutton Roofing do during my claim — and what don't you do?

We inspect the roof, photograph and measure the damage, write a detailed repair scope, and meet your adjuster on the roof to point out what we found. We don't file the claim, interpret your policy, or negotiate with your insurer — in Texas that's the job of you, your agent, or a licensed public adjuster. The claim is always yours; we make sure the roofing facts in it are complete.

Do I need to be home for the adjuster meeting?

It helps, but you don't need to climb anything. Tell us the date and time your adjuster gives you and we'll meet them on the roof. Most meetings take under an hour, and we'll walk you through what was discussed afterward.

What if the adjuster's estimate comes in lower than yours?

It happens — items like drip edge, flashing, vents, or code-required upgrades are easy to miss from the ground. We'll give you written documentation and photos of anything left out, and you can send them to your insurer and ask for a second look. Insurers review this kind of added documentation routinely.

How long does a roof insurance claim take in Texas?

Texas sets deadlines for insurers: generally 15 days to acknowledge your claim, 15 business days to accept or deny it once they have everything they asked for, and 5 business days to pay after approving it. In practice most roof claims run three to six weeks from filing to first check, and longer after a major hailstorm when adjusters are backed up.

Why is my mortgage company's name on the insurance check?

Your lender has a financial interest in the home, so insurers often make claim checks payable to both of you. Your mortgage servicer will have a process for endorsing and releasing the funds — call them as soon as the check arrives, because it can add a week or two. We're used to working around that timing.

Can I choose my own roofer, or do I have to use my insurer's?

You can choose. Your insurer may suggest contractors from its network, but in Texas the decision is yours. Pick a local roofer you can verify, and make sure the scope of work matches what your insurer approved.

What does the inspection cost if I end up not filing a claim?

Nothing. The inspection is free whether you file or not — and a fair number of the roofs we look at don't need a claim at all. If the damage is below your deductible, we'll tell you so and quote a simple repair instead.

Not sure if it's worth a claim?

Find out before you file. The inspection is free, and the answer is honest either way.
