A roof, and everything the roof touched

A failing roof is rarely just a roof. By the time one needs replacing, the trouble has usually worked its way outward — into the siding, into the framing that carries a patio, and sometimes all the way through to a ceiling. Replacing only the part you can see from the street means leaving the rest for somebody else to deal with.

On this two-story home in Manchaca, we handled all of it. The old roof came off and went back on in new architectural asphalt shingles, with matching hip and ridge cap carried across every plane and a ridge vent running the length of the main ridge so the attic can breathe rather than bake. Every pipe boot, box vent, and penetration was reflashed and sealed along the way, because those are the spots where leaks begin, and the first things to get skipped when a crew is moving fast.

From there we kept going, replacing the damaged siding and setting a new 4x4 in place of the patio support post that had failed. Inside, we repaired the drywall as well, so the homeowner wasn’t left looking at a finished roof and an unfinished ceiling, hunting down a second contractor to close out the last ten percent.
